RICS Home Survey Level 3

In-Depth Property Insights for Complex or Older Homes

What is a RICS Level 3 Property Survey?

The RICS Home Survey Level 3, previously known as a building survey or full structural survey, is the most comprehensive survey available, ideal for properties that are large, older, or require more detailed investigation. This survey is recommended for homes in need of significant repairs, or if you’re dealing with a property that has been altered or has unusual features. The Level 3 Survey offers a detailed, in-depth analysis that provides you with an essential understanding of its condition.

When Might You Need a Level 3 Property Survey?

If you are considering purchasing a property that is older, large, or in poor condition, or if the property has been substantially altered, the Level 3 Survey is the right choice. It’s also ideal for more complex properties, such as those with non-standard designs or significant wear and tear.

The Level 3 survey offers detailed information about the structure and fabric of the property, along with identifying risks that might not be visible to the untrained eye.

The RICS Home Survey Level 3 Process

Initial Consultation

We begin by discussing your property and any concerns you may have. We’ll explain the full scope of the Level 3 Survey and what it will cover, giving you a clear understanding of what to expect. After this, we’ll schedule a convenient time for the inspection.

Property Inspection

On the day of the survey, we will carry out a detailed inspection of the property. We will carefully assess the visible aspects of the home, from the roof down, and take photographs of key issues to support our report.

Compiling Findings

Once the inspection is complete, we will compile all our observations and findings into a comprehensive report. The report will detail any structural defects, potential risks, and required repairs, along with some guidance on when to address them. We will also include photos to illustrate the issues clearly.

Report Delivery

Within seven working days, we’ll send your detailed report via email. We don’t just leave it at that—we’ll also call you to discuss the significant findings, answer any questions, and help you understand your next steps.

insights from our team

“If a property has been extended,
check for planning approval.”

Not all home extensions are built with the right permissions. If a house has been extended or altered, make sure the work complies with building regulations. Your surveyor can check for signs of poor workmanship and recommend areas that need checking for building regulation approval.
